A quote line that says “warranty included” is not a warranty. The document that can be claimed against names an issuer, a start condition, and a claim path. Get that paper before you pay. Land & Home SD issues none.
Separate factory, dealer, and installer paper
A new manufactured home can arrive with more than one document. The factory may cover the structure or systems it built. A dealer may cover items it added. An installer may cover the set. Those are different companies. Do not staple them into one promise.
Ask each named party, in writing:
- Do you issue a warranty on this exact home or this exact work?
- What is the legal name on the document?
- What starts the clock: delivery, set, occupancy, or registration?
- How does a buyer file a claim, and with whom?
- What is excluded, and what records must the buyer keep?
We do not publish year counts, appliance lists, or “bumper-to-bumper” language. Those terms are not in our verified claims ledger. If the issuer will not hand you the controlling PDF, write “not confirmed” and slow down.
Quote line items live on new manufactured home quotes. This page is the warranty file after the quote exists.
Land & Home SD holds no trade license and gives no warranty. We connect you with licensed independent local professionals. You contract and pay those professionals directly. Their written agreements and the issuer’s documents control.
Match the product category before you read coverage
California Health and Safety Code section 18007 defines a manufactured home as a structure built on or after June 15, 1976, on a permanent chassis, and designed as a single-family dwelling. Section 18008 defines a mobilehome as the pre-June 15, 1976 version. Post-1976 manufactured homes must meet the federal HUD Code. Factory-built housing (modular) is section 19971 and follows California building standards, not the HUD-code path.
A HUD-code factory warranty does not automatically cover a modular set. A modular plant document does not cover a HUD-code park home. Photograph the data plate or insignia and match it to the statute before you file the papers.
Used homes are a different file. A 1998 park home in El Cajon may have no remaining factory coverage. Do not treat a new-home brochure as the used-home answer. See used versus new.
Dealers and salespeople in this trade are licensed by HCD. Check HCD occupational licensing. A warranty from an unlicensed seller is a second problem, not a solution. See HCD dealer license checks.
Confirm registration, title, and who still answers after set
Title and registration for manufactured homes run through HCD, not DMV. Use HCD manufactured and mobilehomes and registration and titling. For a new home, Health and Safety Code section 18035 requires the original manufacturer’s certificate of origin to go into escrow.
Some factory documents require the buyer to register the home with the manufacturer within a stated window. We cannot publish that window from memory. Ask the issuer. Missed registration is a common reason a later claim stalls. Put the registration step on your closing checklist.
HCD consumer guidance says a manufactured home installed on a foundation system is no longer registered by HCD. That conversion does not create a warranty, and it does not transfer a factory obligation onto the county. County PDS 103 is a placement bulletin for unincorporated lots. It is not a warranty.
If the home sits in a park, park rules can still require skirting, steps, or awnings that no factory document covers. Ask the park what it requires. Ask the dealer what, if anything, it will put in writing for those items.
Inspection findings belong in the file before you rely on a warranty to fix them. Use manufactured home inspection checks. A warranty is not an inspection.
Do not pay until the issuer’s document is in the folder
Before a deposit leaves escrow, you should hold:
The factory document for this model, not a generic flyer. The dealer or installer document if one is claimed. The start condition in writing. The claim address. The HCD title path for this unit. The dealer’s license check.
If any of those is missing, the warranty file is not done. Call (858) 400-4608. We will walk the papers with you and connect you with a licensed local professional. We will not stand behind the home. The issuer named on the document does, if the document is real.
