Who is Land & Home SD?
Buying a manufactured, modular, or ADU home in San Diego County isn't like buying a tract home. The process involves HUD certifications, HCD paperwork, foundation requirements, zoning rules, chattel loans vs. mortgages, site prep costs, and dealers who all carry their own inventory and have good reasons to steer you toward it.
We're a local San Diego referral service. We don't sell homes. We don't do the contracting. We explain how the process actually works, help you ask the right questions, and connect you with independent local dealers and trade professionals when you're ready to move.
The buyer consultation is free. Any home purchase, loan, installation, or site work is covered by a separate agreement directly between you and the independent provider you choose. That provider is responsible for its license, price, work, and warranties.

A clear referral role.
We don't carry inventory or perform installation. We provide information and make introductions. You compare providers, choose whether to proceed, and sign and pay under your own agreement with the independent provider.

The responsible agency, parcel, provider, and project scope control local permits, timing, and site work. We help you organize the questions and confirm the answers with those parties.
Messages and calls are handled as a referral line.
