What it’s like to live there

The size of Imperial Sands shows in its amenity list: a clubhouse, a swimming pool, a playground, and off-street parking spread across paved streets. About 70 percent of homes here are multisection, and the park also rents RV spaces alongside its manufactured-home lots, which gives it a slightly more mixed feel than a purely residential community. Palm Avenue puts you close to Otay Mesa’s warehouses and commercial corridors as well as the quieter residential streets of Nestor and San Ysidro.

Because the park is large, the experience can vary quite a bit depending on which section you’re in. Walk more than one part of the property before deciding, and ask about which sections tend to have the most owner-occupied homes versus rentals.

Imperial Sands is land-lease, so buyers own the home and pay monthly rent for the space underneath it.
